Quick Fix - 30 Seconds, no tools required.
Take a look under the disposal unit. You'll see a hex shaped bolt on the bottom of the unit. This bolt should turn freely, but sometimes gets a little rusty and sticks causing the electric motor to buzz as it strains to turn. If the hex key that came with the unit is still sitting under the cabinet or you have one that fits, give this bolt a quick turn back and forth to break it free and the unit should work just fine. 30 second fix with the right wrench.

Garbage Disposal wont turn on at all.
Quick Fix - 10 Seconds, no tools required.
Take a look under the disposal unit. You'll see a bright red little button, which is the reset button. Push the button and try the unit again, if it buzzes like its trying to turn try breaking the sticky bolt free as described in the previous maintenance "quick fix".

Shower pressure low
Usually the pressure to the building isn't low, its just that the shower head is clogging from minerals in City water naturally building up over time and reducing the volume of water to a trickle. Shower heads can be easily unscrewed from the pipe and soaked in a solution of "CLR" Calsium, Lime, Rust remover which will dissolve the minerals and get your pressure back.

You probably have a massive hairball stuck in the drain. Reach down, make a disgusted face, pinch up hairball with 2 fingers and fling it in the trash. That's how we do it….. Still a problem, call us.

Toilet doesn't flush or doesn't flush enough
Quick Fix - 30 Seconds, no tools required.
Remove the cover and take a look inside the tank, sometimes the chain connecting the flush lever with the flapper at the bottom of the tank just floats off. Re attach the chain between the lever and the flapper and you're good to go. Yes, you can stick your hands in that water, its perfectly clean.

Call Dominion VA Power at 1-888-667-3000 to report outage.

Take a look in your breaker panel box, 1 or more of the breakers is probably tripped to the "Off" Position. Flip it back on.

No Electricity in Kitchens or Baths
Quick Fix - 10 Seconds, no tools required.
These areas of your home are usually extra protected with breaker switches in case water comes in contact with an electrical circuit or in case of an overload (like hair dryers!). Find the Square outlet with the "test" & "reset" buttons on it. It will be in the Kitchen, the bath, or both. Push the reset button.

Air Conditioning
Heating system not working
We'll have an HVAC tech out shortly. In the mean time, Electric Central heat pumps have a setting called "Emergency" or sometimes "Auxiliary" Heat on the thermostat. This will activate electric heat strips in the unit and provide heat to minimal comfortable standards. Don't forget to turn this off once the unit has been repaired, or you will be unnecessarily using electrical power. If you have electric or gas baseboard radiators, you'll have to tough it out while the service contractor is on the way.

I lost the keys to my unit!!!
Let us know during business hours and we'll have a spare you can pick up at the office. After hours you have 2 options, 1) Tough it out at a friends house overnight and make arrangements to get a spare from the office the following day. 2) Come up with $50 cash or make a $50 check payable directly to the on call maintenance person or manager and they will bring the spare to you. Payment must be made PRIOR to them opening the door.
